About Dwelly

Dwelly is building the AI operating system for residential lettings. Its growing network of agencies provides its AI with real-world data, continuous feedback, and control over complete workflows, making exceptional service the standard for landlords and tenants. Today, Dwelly operates more than 15,000 properties and $470 million in GMV, making it one of the UK’s ten largest lettings operators. The company has raised $263 million.

We’re a fast-growing, product-focused company, backed by top-tier investors and led by a team with deep experience in real estate, technology, and operations.

This is an exciting opportunity to join a lettings agency in Barnt Green. The agency is run by a small, dedicated team focused on exceptional customer service to tenants and landlords, and it's looking to expand. Tools and processes will change as the agency scales, so we're looking for people who learn quickly and thrive in that environment. We are also open to flexible and part-time working arrangements.

Location: Barnt Green (5 days a week, office-based)

Position Type: Full-time, initial 6 month fixed-term contract, with a view to extending to a longer-term or permanent role.

Working Hours: Monday–Friday, 9am–5:30pm

The Role

As a Property Manager, you'll own the day-to-day running of a dedicated residential portfolio. You'll be the main point of contact between tenants, landlords and contractors, keeping every home well maintained, compliant and well run. Based on an initial 6 month contract, there is an opportunity to extend to a longer term contract or full-time role. This role is based in our Barnt Green office 5 days a week.

What You'll Do

Be the main point of contact for your property portfolio.

Keep service high across the four key areas of property management: maintenance, compliance, move-outs and inspections.

Negotiate deposit deductions with landlords and tenants, and refer disputes to TDS when needed.

Resolve landlord, tenant and contractor issues quickly and professionally.

Keep your portfolio compliant with UK safety legislation and housing standards.

Work with other departments, including lettings, so the move-out > move-in process runs smoothly.

What We're Looking For

2-4 years of UK property management experience.

Strong knowledge of UK lettings regulations and compliance.

Strong communicator: clear, professional and confident with customers. Not afraid of making calls or having difficult conversations, while staying empathetic.

Fast learner, comfortable with technology: you pick up new processes and systems quickly and are comfortable when they change. Ready for an environment of continuous change and improvement.

Resilient and organised: you keep a busy workload moving without dropping the detail.

Nice to Have

Experience in a tech-enabled environment or with multiple CRMs.

Regular user of ChatGPT / Claude / Gemini.

Compensation & Benefits

Competitive salary with a monthly performance-based bonus.

What is it like being a Dwell-er?

Feel free to check out Dwelly Core Principles . That’s about what we believe in, how we operate and make decisions.

What we offer is not a fancy office or a static workplace. Instead, this is solving one of worlds’ most complex problems in the largest consumer industry in the world (residential rentals), to improve the experience for >30% of households (>5M in the UK, and >100M including EU and US) that live in rental homes.

This is about disrupting the largest, most antiquated industry in the world, with one of the strongest operational and technical teams that exist in the UK and the EU. We work hard, and we shoot for extremely ambitious results. But we want people to be proud of what they’ve built and be able to look back and say one day “hell yeah, that was me that did it all”.

Customer obsession rather than competitive focus

Passion for invention

Operational excellence
